Will your home have a "Locked Room"?

This week another home came on the market with a 'locked' room.  The MLS showing instructions said; "show the house and if your clients like it, the listing agent will make arrangements to have the 'locked' room shown".  There was no other explanation.

This is a family home (I did a drive by), not the type of home that would have a 'grow' room or a drug lab.

I find it difficult to believe that the owners and the listing agent believe that buyers would make a second trip to the home to see one room.

If you will be placing your home on the market in the future, the concept of having a room, any room, locked; does not work.  If necessary relocate what ever will be in a 'locked' room to a storage area.  Out of sight, out of mind.

Home-buyers want to see the entire home!  If they like it they may decide to write an offer immediately.  You do not want them to wait to see a 'missing' room!  There is too much competition out there right now.

You raise a good point, and it is another big hurdle in getting a home sold. I have run into this fairly often, both with homes that have tenants, and even with a family living there say with a teen. In at least one case I recall the locked room was the master. Hard to get a good feel for the entire property when rooms are locked.

Agreed all rooms should be accessible, buyers don't want to make second trips to see the mystery rooms.

Dan, At least yours actually said something about it on the MLS.  I have been to homes with locked rooms and no way to get in - even BPO's where we have had to make appointments...  And as an agent showing a home, especially when the clients are from out of the area, it's crazy to expect the buyer to come back a second time.  The sellers definitely need to make those rooms available from the get go!

Good Evening Dan: Great job to point this out.  Now this tells me that there are Agents out there who are either uninformed or shortsighted.  If th entire home isn't accessible, why woul it get a seconf Showing?  They are just wasting their time

I have had a seller who traveled a great deal and had his office locked for security...did not want anyone going through his stuff including the housekeeper, the agent or the buyer. Come to think of it...that house did not sell!

Dan, I saw a house some years ago... the Seller had a collection of expensive Antiques in one of the bedrooms.

 The Listing Agent - or the Seller? had removed the bedroom door, and placed a sheet of Plexiglass in the door frame.  You could not get into the room, but you could "see" into it.

 Problem was, you were distracted looking at the Antiques.

  I don't know if it ever sold.

If the rest of the house was spectacular I suppose someone might be willing to make a subject to inspection offer.  Best to have it ready to show in it's entirety

Dan,

I completely do not understand a locked room. Listing agents need to tell their clients in no uncertain terms that they are setting up a majot raod block to selling their home. You are so correct. Noone is going to come back to see the locked room.
