Big Stains On The Carpets & Missing Light Fixtures: Final Walk Thru Problems On Your Santa Rosa CA Home

You're just about ready to close escrow on your new home and you couldn't be more excited.  The lender is finalizing the loan documents and waiting to fund your loan.   You feel the excitement and anticipation of moving into a home of your own.

Your great real estate agent calls and says to meet them at the house to do the 'final walk thru' just to make sure that the house is what you remember it to be and to double check things out one more time.

Opening the front door, it hits you in the face.... a giant stain on the carpet!   You sure don't remember seeing something like that when you first saw the house, or even during the inspection period.

Then you remember... that's where the sellers couch used to be!!  Oh my goodness... and it's not just a small stain, but one that looks like a bottle of red wine spilled all over that white berber carpet, then had an ink pen leak all over that stain.  Yikes!

Next you go into the breakfast nook and there are bare cords coming from the ceiling where a great fan and light fixture used to be.  WHAT??  Where did THAT go??

The light fixtures that made that downstairs bathroom look so cool are gone too.   You thought those came with the house!

Well, now you're a bit bummed....

Listen as Elise Groves, Your Mortgage Retriever from Santa Rosa, Ca and Daphne Peterson, The Sonoma County Real Estate Resource discuss what happens in that final walk thru and what you can do about it.

Last minute issues like this can come up, but rely on your professional agent to help you thru this.  Most often, it can be settled, and often times it just takes cooler heads prevailing.... and it doesn't hurt if someone has an open checkbook either!

Happy home hunting!
