Bamboo, wood laminate or engineered hardwood

Bamboo, wood laminate or engineered hardwood, which of these would be best in a rental property?

I own a rental property in north east Florida near Amelia Island.  The house is ten years old and the builder grade carpet is pretty much shot.  I am about to have the carpet replaced and possibly the kitchen floor as well but leave the carpet in the bedrooms.

So I thought I would take a poll as to which of these choices bamboo, wood laminate or engineered hardwood would be the best and most cost effective for me.  I plan to keep the house for the next 5 years and then possibly sell it.  Any of these floors will add value to the house, but I want to make sure that they will last as well.  I am leaning toward either a hand scraped or distressed type of engineered hardwood.

Any advice will be greatly appreciated.

Thanks

Sybil,

I like bamboo but most are soft and may not be a good choice for a rental. I would go cheap carpet and replace with what you you like when you are ready to sell.

Good luck

I dont specialized on flooring but I was in the market to change my flooring for rental just a month ago. We considered bamboo but quickly decided that's just too soft to withstand all that pets' excitement, etc.

Engineered hardwood was more expensive than laminate so we went with laminate.

For us, 800 sqft. made an additional $3500 difference between engineered hardwood and laminate.

However, the laminate hardwood we selected was not the pergo type. It looked like engineered hardwood. 9/16" thick and it doesnt feel like "pergo" laminate at all. It's floating.

I attached a photo to show you. Hopefully it helps.
