Shasta County Homes Sales October 18, 2011 The market's inventory is continuing a steady decline, while sales continue to trump last years results. Current MLS results report 1,901 homes have sold year-to-date, 2011, versus 1,637 homes sold for the same period last year. The present inventory of 1,131 homes listed for sale represents a 5.7 months supply. A 3 to 6 month supply is considered balanced between a Buyer and Seller's market.
Real Estate Market forecasting is challenging. However, we do know Shasta County's declining inventory is a key component that can fuel supply and demand pressures and eventual price increases? Feedback from our buyer clients who have been watching the market closely, for a period of time, suggest a perceptible shift in inventory. Interestingly enough 2,692 homes sold YTD 2005. Since the home sales bottom of 2007 (1,489) Shasta County residential homes sales volume has continued to increase year over year.
