Letter to Short Sale Seller - RE: Making Your Home Available
You are hiring us to sell the home, negotiate with the bank and close this short sale deal. There's a few things that will absolutely need to be understood. Our team loves you, but we might tell you a few things that might sting a bit.
You are trying to sell in a ultra competitive market place against banks with deep pockets. Agents will not want to show your home since it's a short sale, and short sales are a hassle. The buyer wants a deal and will likely drag their agent to your home. Most buyers will want to look during the weekend. In order to accomodate buyers and eliminate excuses we need to make the home as available as possible. This sale isn't something you can just "try it out." If you want to "try," please let me know so I can counsel you but not take you on as a client. People choose short sale because it's their only option vs foreclosure. So you'll need to make the home available as much as possible, this means lockbox on the door and likley a 1 to 3 hour notice with a window of time. I'll mark it, "Please make appointment with owner" but if you are not available we do not want to miss a potential buyer.
