I've never had a dog sign a contract or write the check for an earnest money deposit. That doesn't mean they can't be integral to a property search. Puck has been helping my clients identify the perfect wine country retreat. Dog tasks include hiking with us, checking on interesting looking vegetation, but most of all, checking the stick inventory to see if it will be sufficient. This lucky property apparently had the winning stick resource since the humans were persuaded to write an offer.

Hi Dave - According to my Lab, Moose, sticks are critical to a successful property search. Like Puck, he has a very broad interpretation of "stick", and prefers those in the "log" subcategory. Moose's father, Guido, had an even broader interpretation, and once reduced a set of redwood lawn furniture to a pile of nuts, bolts and springs.

Dick, Guido sounds like my Golden Retriever, Kona. Puck and Moose must be two of a kind. The biggest threat to hiking has been the four and five foot wide logs sticks that a running Puck uses like a canine weed-whacker...on humans.
We have a stick/log/board leg whacker among our menagerie also. She carries it by the end and when she spins around she can esily clear a four foot circle of anything that happened to be there.

What a gorgeous creature Puck is. Sticks are an integral part of life, and I am delighted that he is choosy and won't settle for the run of the mill sticks. And I applaud him for having discerning instincts when it come to finding the right property. We had a cat who had her favorite stick. She would bring it us at night on the bed, before we were ready to turn in, and then we would play throw and fetch. Then she would tire of it, and snuggle in her corner of the bed and go to sleep. A
Hi Dave- Happy New Year! According to Redfin the inventory in Healdsburg has dropped below the 3 month trailing sales for the first time on record. Maybe your bidding war prediction was not as far off as I painted it to be. Will be interesting to see what the spring brings. On another note it appears the serious agents I follow in Sonoma County on acitve rain (you, Cynthia, Kirsten, etc) and the valuable data they present are getting drown out by spamming type posts. What's the point? This is the type of stuff that gives agents a bad name. It can't be good for your business.
One user is responsible for most of that. The officials at AR have been notified and I expect the multiple repeats of the same content to eliminated. As far as stopping other people from spouting nonsense, there's not a lot to be done. I think the market is very active right now from my perspective, but I haven't done my analytical work yet to wrap up 2011. I am advising my buyers to stay on top of new listings in our sparse inventory environment since competition for choice properties remains high. That said, lots of listings are languishing without offers. I would be uncomfortable making major pronouncements about 2012 since I think our economy is still subject to shocks from Europe, oil, or other unforseen events. I'm optimistic, but guardedly.
