Luxury Properties Market Report: Top 10% of the Minneapolis-Saint Paul Real Estate Market for the Past Six Months

The Minneapolis Area Association of REALTORS® (MAAR) reports the top ten per cent bracket among closed home sales in the Twin Cities metro area for the last six months to be $450,000 and up.  In other words, a closed sale in excess of $450,000 ranks among the top ten per cent of residential closed sales in our market for the past six months.

The closed sales statistics were compiled for the period between April 1, 2007 and September 30, 2007.  The $450,000 top-bracket figure compares with a figure of $490,000 for the previous six months ending March 31, 2007.

The most recent closed sales figure suggests that there remains plenty of strength in the upper-bracket market in the greater Twin Cities metropolitan area, particularly in areas like Lake Minnetonka, Edina, the Kenwood (Calhoun-Isles) district in Minneapolis and in Stillwater.  While the actual number of sales is certainly down from a year ago, the market strength of the top ten per cent segment has continued to be impressive.

Eric:  I'll bet it is beautiful there too!  It's so interesting to hear what constitutes Luxury Homes.  I'm surprised more people from really expensive markets don't move to more affordable places.  That's what my husband and I did.  By the way, thanks for the comment on Newbies Again...I hope you will share your experiences with us!

Diane, if you've read Laurie Moore-Moore's book on luxury home marketing, she defines a "luxury" home as being in the top ten per cent of the marketplace in that area.  I find that a pretty reliable benchmark. 

I've worked with clients who moved here from California and they were astounded at how much farther their housing dollar goes in the Midwest.
