Change the Listing Status

I have one simple favor to ask listing agents. Once your property goes under contract, change the listing status, please.

After several tours with my clients, they fell in love with a house this weekend. Great news for everyone. They've found their dream home. Well within budget. Charming location.

We had a few things to verify about the property so I called the listing agent prior to writing the offer and was told the seller had received an offer last week. 

"So you're under contract," I responded.

"Yes, and your clients can write a back-up offer," was the response.

In this case, no.  We don't want to write a back up offer. It's a short sale, priced well, and if the bank behaves, it should go through fine. I did ask the listing agent to keep us posted if it falls through, but I was upset about my clients getting emotionally attached to something they most likely can't have. We should have been given the choice in advance to tour it with full knowledge that it was already under contract.

Even if it's a short sale, the Seller can only sign off on one contract at a time.  Yes, the back-up offer can be signed as such, but I've seen listing agents having sellers sign off on multiple offers, essentially entering into multiple contracts. How do you sell the house to more than one person?

So please... if it's under contract, change the status in the multi-list system.
