As of January 9, 2012 49% of available listings in Petaluma are in escrow.

For the month of December 2011 54 homes sold in Petaluma (25 of which were distress sales) for an average final selling price of $420, 093.

The average original asking price of these homes was $459,294.

The range of final selling prices was from a low of $141,000 to a high of $1,200,000.

Of the 54 homes that sold 4 sold at their original asking prices and 10 sold over their original asking prices.

It took these homes an average of 126 days to sell.

I sounds like things in Sonoma and Marin counties has tightened up. With so little on the market do you expect prices to begin to climb?

Right now a significant portion of the inventory are distress sales--and they are pricing them to move.  Equity sellers are fewer and further between.  So, to answer your question:  no.  Not right away.  Once the shadow inventory is more or less consumed, then yes.
