What is happening in the real estate market in the Lake Winnipesaukee Region of New Hampshire?  Here are the statistics!

 

GOOD NEWS FIRST:

The average sale price of a single-family residence in Belknap and Carroll Counties has increased 7.15%!  In October 2005, the average sale price was $342,115 compared to $366,602 of October 2007.

 

 

123 was the number of closed transactions in October 2007.  This number was WAY down from October of 2005 in which month a whopping 221 transactions closed.  The average days on market for a single-family residence in the Belknap and Carroll Counties are way UP.  In October 2005, a home sat on the market an average of 90 compared to 144 days in October 2007.  Sellers take notice, if you are not a serious seller or do not need to sell; you will be better off waiting until the market improves. The market is still flooded with inventory.

 

Average listing prices have increased from $366,196, in October 2005 to $403,485 in October of 2007.  This year in October sellers are receiving an average of 90.8% of their asking price as compared to 93.4% in October 2005. This figure, however, might not truly represent the seller's ORIGINAL asking price.  Many homeowners have had their home on and off the market lowering their asking price each time therefore slightly skewing these numbers.
