You know it's a great time to sell. You know the house could do well on the market as it is. How do you handle it when a prospective seller tells you they "want to fix it up first"? Ask plenty of open-ended questions to really understand their motivations then deal with them one issue at a time.

This is very good advice and very true. It seems all my sellers want to upgrade just before selling.
