How right you are. Location is so important, although we once bought a house set back from the cul-de-sac in a kind of awkward way and so that the view out our living room window was the side of our neighbor's house. Seemingly not great, location-wise. But we bought it because the house was larger than the others (more value) and because of the way it was set back, the backyard bordered forested area and was more private than other yards. It was a trade off and the seemingly poor location gave us better value and more privacy. Totally worth it to us and the family who bought the house from us felt the same way.

Great stuff Ann, I love the three "locations" and I am happy to say that my neighborhood, and many of the homes in it are those that meet all your criteria.
Ann - People who don't object to backing to the big streets, etc. can save a lot of money when they buy, but you're right, they have to remember to expect to give the same discount when they sell.

Liz, really it could be daycare center or shopping plaza, etc. that can contribute to overflow parking. I simply used houses of worship because I know of a few that have this issue. Appreciate you stopping by.

Ann, I'm happy to hear that things are picking up in Naperville. My brother-in-law, Jack Ehlert, was with John Greene for years. You are so right about location. I say it often to buyers and wish more heeded my advice.

You are so right--many things can be changed about a home but NOT the location. In my area it is all about the gorgeous mountain views -- and people will usually give up many of the inside "I wants" to have that coveted view.

Good points. Orange shag, blue tiles & iridescent wall paper can be cured, but the location cannot. Interestingly, this may not be the same for each person. Once, a client did not buy a house in a really quiet location, because they found it too quiet. They preferred a more busy road. That is why people need to see, if it meets their own tastes by investigating a bit.
Very good post. Many people get so hung up on the inside and things that can be fixed and don't think enough about location.
This is a great list outlining many aspects of location and how they come into play with homes and how quickly they sell. It's all about comparison and what the buyers are looking at that compare to the home. It's a lot easier to win in the buyers eye if you can check each favorable location box.
