Funny how this business works sometimes. Another agent used me and sent me a thank you text! What do you think about that?
The other day I was researching some properties to show a couple from Chicago on Thursday. One of the houses had an intriguing exterior and was in the right area but had no interior photos. This particular listing agent is usually pretty good about providing lots of photos so I emailed him for more information. I told him I was interested in showing the house but without having a clue about the interior I wanted him to at least describe it to me before I invested any time in showing it.
The listing agent responded that when he’d had this house listed before it was always in top showing shape but that for some reason this time around he couldn’t get the seller to pick the place up. Frankly, he wrote…"I can’t get any good shots". He told that it isn’t his norm to take a listing without interior shots but there we were. He offered to preview it with me anyway. He asked if I could wait through the weekend and he’d let the seller know that there would be a preview and possible showing hoping the pressure would spur the seller on to clean up the house.
Guess it worked. I got a text from the agent confirming our appointment and telling me that the seller had been working furiously all weekend to clean and de-clutter. We’ll see. I’m hoping for the best but it’s been my experience that you can’t erase a year’s worth of bad housekeeping in just a couple of days. If the buyers like it, there may have to be a contingency that the seller gives financial consideration at closing for a professional cleaning.
In this case I didn’t mind getting used by another agent and he did thank me but how badly do you really want a listing that a seller can’t keep clean? What do you think about that?
