Another Agent Used Me...What Do You Think About That?

Funny how this business works sometimes. Another agent used me andMicrosoft image sent me a thank you text! What do you think about that?

The other day I was researching some properties to show a couple from Chicago on Thursday. One of the houses had an intriguing exterior and was in the right area but had no interior photos. This particular listing agent is usually pretty good about providing lots of photos so I emailed him for more information. I told him I was interested in showing the house but without having a clue about the interior I wanted him to at least describe it to me before I invested any time in showing it.

The listing agent responded that when he’d had this house listed before it was always in top showing shape but that for some reason this time around he couldn’t get the seller to pick the place up. Frankly, he wrote…"I can’t get any good shots". He told that it isn’t his norm to take a listing without interior shots but there we were. He offered to preview it with me anyway. He asked if I could wait through the weekend and he’d let the seller know that there would be a preview and possible showing hoping the pressure would spur the seller on to clean up the house.

Guess it worked. I got a text from the agent confirming our appointment and telling me that the seller had been working furiously all weekend to clean and de-clutter. We’ll see. I’m hoping for the best but it’s been my experience that you can’t erase a year’s worth of bad housekeeping in just a couple of days. If the buyers like it, there may have to be a contingency that the seller gives financial consideration at closing for a professional cleaning.

In this case I didn’t mind getting used by another agent and he did thank me but how badly do you really want a listing that a seller can’t keep clean? What do you think about that?

There's nothing worse than having to create a path for you and the Buyers when trying to show a home so I'd look at this as a good thing. And hey, if your Buyers buy then it's definitely a win win for everybody!

Sometimes people know what should be done, but just need some external push to get it done. Although having no interior photos in this age is a big hinderance to getting the house seen much less sold.

That sounds like a good idea.  If I get an uncooperative seller, I'm going to team up with another agent and schedule a preview appointment; hopefully that will be enough to spark a fire under some butts.

I currently have one that I am refusing to put in the MLS until they clean.  I'm not spending one freakin penny until they do the work.  It's a divorce and so sad, but it's not in any condition to show.

I'd have waited to put it on the market until I could get some pictures, but I'd still have the listing signed :) Seems that the listing agent could have created this same "urgency" with a fake buyer or two, that way they wouldn't have to "use" you.

The seller who won't clean and pick up or the owner who won't let the property be shown.  Either one are both very stressful!

If using this definition ... shouldn't .. and don't ... we all need to "use" one-another??  Don't we better our own services and further them by seeking and utilizing the talents and assistance of others?  I'm thinking beyond the scope of this story's example, of course.  Hopefully the benefits of using you with this seller are long-lasting though ... and a "clean" sale is reached.

At our average price point EVEN the foreclosures are clean - IF they want to generate a good offer.  I only want clean listings, it just makes good business sense for everyone involved.

I was worried when I read your headline.  Thank heaven you weren't used in a bad way.  I am glad that he was able to spur the seller to do some cleaning.  Hope it is enough to get your buyers interested in the home.

We generally don't photograph a home until it has been decluttered and cleaned and thus don't put it online until we have photos. It forces the seller into action, often just the push they need.

I think this agent needs to get better control over his clients...they don't sound very motivated to sell...which means they probably won't sell ....too bad!

Mona - I guess whether or not to take the listing depends on whether or not the seller expects to get full price.

That is strange that the last time he had it listed it was in tip top shape, unless I'm missing something and it's not the same sellers.  Anyway. I do think sometimes we "use" each other.  For the good. -Kasey
