I know you are inundated with data these days but it is time for my MARKET REPORT FOR LAKE GRANBURY SINGLE FAMILY HOMES FOR 2011.  If you are like me it's getting harder and harder to watch the news media these days.  Between the coming election, the wars waging around the world and the rising gas prices there seems to be hardly any good news anywhere.  And---it is easy to find lots of conflicting data wherever you turn about the state of the real estate market in our area or in the US in general.  One thing to remember, however, it really doesn't matter what real estate sales are doing in Chicago or New York as long as they are doing well in our area that is all we have to worry about and the numbers are looking up all across Texas for 2012. 

According to ActiveRain.com, the largest real estate social network on the web, which surveyed almost 2000 American real estate agents and brokers, and found that  low real estate values, low interest rates, and a recovering economy should create a perfect time in 2012 to purchase both single family and multi-family homes and rental properties.  Even though in most of the country increased loan qualifications are preventing first time home buyers from purchasing homes and current home owners from trading up into new homes, our Buyers under $250,000 in Granbury, Tx  are able to take advantage of a government loan program for rural counties known as USDA.  This program allows Buyers to borrow 100% of the value of the home and sometimes even closing costs as long as the Buyer's FICA score is at least 620. 

Some of the top 10 markets in the nations currently are found in Texas:  Austin, San Antonio, DFW Metroplex, and Houston.  Texas is trending upwards because of several factors.  low cost of living, retirement buyers, international buyers, job growth, no state income tax, growing technology and energy companies and great weather.  Out local market in Granbury is seeing new construction starts both in the commercial sector and in the residential housing sector for the first time since 2008.  This is good news for all of us.

Below you will find the data  regarding real estate sales for of Lake Granbury single family homes on lots under 2 acres  for 2011.  The current inventory of single family homes under 2 acres is 521 homes with an average value of $249,096, and an average square footage price of $97, an average size of 2445 square feet, and these homes have been on the market an average of 176 days.  The under contract price is trending upwards which is a good sign.
