I met with a customer yesterday who has been traveling across the US to takeReal Estate Customers a new job.  She is buying a home in Winchester, VA.  We've been going back and forth on the phone while she has been in the process, and I've had a challenge finding a property that would meet her needs and fit her budget.

While we were looking at a property yesterday, she made a comment about the agent who was showing her property the night before.  What?  Over her move, she has been collecting agents to help her find the best deal and the right house.  This is where I exit the scene.  I don't take other agent's lunch money, Surprised manand I'm not going to commit my time and run around showing properties to an individual who has no commitment to me.

This is why a Buyers-Broker Agreement is so important.  Ironically, I normally give a customer one trip out before having them sign the agreement.  This was her first trip, and she was already playing the Realtor field.

Why do they do it?   I think a lot of the time they just don't know that it's not a good idea.  They don't take into consideration that an agent only makes money when the deal is done, and they don't realize that it costs an agent money to service their search.  I have seen more than one customer who thought they were doing the agent a favor, and that would be true if they bought a house.  But, if they are just shopping it benefits no one. 

I think the bottom line for many is they simply don't know that they don't know.  Others use it because it's easier since many agents are willing to run out at a moments notice.  They might be planning on negotiating the commission down or a rebate up, but I think most don't even think about it.
