Ada County December Home Sales

clockThe year is finishing out well for home sales in Ada county.  Two weeks ago I posted my personal observation that the Boise real estate market seemed to be firming up, and that I was noticing more interest and action.  This morning I checked the MLS and pulled up the current numbers, and I'm happy to say they confirm what we have been seeing... December home sales turned up from the November numbers.

Through this morning there are 684 closed transactions being shown, which is 53 more than November, and only 9 less than December 2004 (pre-boom).  These are Single Family and Single Family + Acreage only, no Condos or Townhomes.  This is a fine number, especially after all the dire predictions we've listened to over the last couple of months.

Inventory continues to fall as well, and this morning's reading of 3986 is the first time I've seen it below 4000 since the end of June this last summer.  That is good progress from the high in September that was over 4600.  Pending sales this morning came in at 718.  Of course, these figures can change over the next few days as end of the month transactions are recorded, but overall these numbers indicate to me a pretty fair market here in Boise.
