How to Prepare Your Home For A Photo Shoot

By
Services for Real Estate Pros with Bluegrass Homes & Farms Realty, Agent Know How

Our team utilizes both a professional stager for some listings and a professional photographer for all listings. Staging your home can make all the difference in the world in getting your home sold. However, there are additional things you can do to prepare your home for sale. We would like to share with you a list that our photographer, Barry Westerman of Louisville Real Estate Photography, has prepared. This is too good not to share!

The photographs of your home are the most important part of making a great first impression. Completing this checklist before the photographer arrives makes the process go fast and smooth. Please use this checklist to help you prepare your home for that crucial first impression.

___ Turn on all lamps and overhead lighting in the home.

___ Replace all missing or burnt out light bulbs.

___ Raise all blinds to the mid way point of the windows.

___ Hide all remote controls.

___ Move cords out of site (lamp, extension, computer, etc.).

___ Remove all personal photos.

___ Stop all ceiling fans.

___ Clear home office of all clutter. Box up loose papers.

___ Remove all items out of the shower and bath.

___ Remove all items from the bathroom counter tops.

___ Close the lids to all toilets.

___ Remove all floor mats and area rugs in the bathroom and kitchen.

___ Clear all items off bedside tables.

___ Avoid hiding items under the beds. They will be seen in the photograph.

___ For your family's safety, remove children's names from their bedroom. The images of their room will be posted on the MLS. (People shouldn't know your address and your children's names.)

___ Be sure any pets are contained in an area of the house that will not be photographed (garage or utility room).

___ Remove any signs that you have pets (crates, food and water bowls, litter box, etc.).

___ Remove all dishes from the sink.

___ Remove all appliances and clutter from the kitchen counters.

___ Remove all magnets and items off the surface of the refrigerator.

___ Move any cars that are in the driveway down the street or in the garage.

___ Move outside trash cans and hoses to the garage or at the end of the drive, near the street.

___ Move BBQ grill into the garage.

___ Cut the grass and spruce up landscaping.

We hope this checklist will be as helpful to you and your clients as it is to ours! Many of these are common sense, but some of them most people wouldn't think of but can make a huge difference in the quality of the listing photos of your home. Victor, you leave the lights on all the time and the ceiling fans off, the blinds halfways raised and *gasp* the remotes hidden? ;) LOLOL

You pretty much covered it.  I wish all my photo shoots had this list completed, and before I got there...

You could make a similar list and put it on your letterhead, and use it with your listing presentation.
