As a professional home stager it is critical that I see the "staging potential" of the home. In order to do that, I need to know a bit about the home and the area it's in. You've heard the saying that you want to be the smallest house in the nicest neighborhood, well in home staging terms, that means "staging potential." If the home is the least expensive in the area, and the comparables are much higher than the asking price of the home then there is great opportunity for Phase 3, cosmetic home staging.
There are three keys to selling a home and when all of these factors are in place, the home sells. Remember, the buyer searches online in terms of "Price" and their "first impression" of the home is the online photo presentation.
