If your thinking about getting a new home or selling your home always get or see your appraisal, Your home May be worth more than you think. Hoping and knowing, how to get vaule is always the main question, Do research, see what really makes your home worth more, dont spend money when your selling to make it look pretty, pretty is nice but doesn't add vaule. I 've got to say that the appraosal for me has posed problems . The appraisers are not taking into consideration the market conditions. So I am stuck as a realtor going in on a listing appointment telling the folks that their home will not, in my opinion , sell for the appraised value. Needless to say I do not get the listing, at least the first time. I refused 3 listings last week due to an appraisla which were way out of line with reality. By the way I have had them come in low too

My belief on an appraisal is the home or land is really worth what someone will pay you for it.

First, Let me say that I am not sure where you both are located, every state has different laws, though all states try to go by certain laws and guidelines, make sure your appraiser is licensed, in your state, Do research on appraisers also, and most appraisers use the sold comps as close to the subject as possible, To get a vaule, every appraiser is different, and of course this is all my opinion, But your right sometimes its what someone is willing to pay, But we also got to have guidlines, or a vaule to go or start with.
