I finally found out what I'm doing wrong.......

 

On Thursday, I attended one of those "webinar" training things on how to......  It turned out to be a re-hash of every training course I've ever taken spouting the same old drivel - pick up the phone and call on the FSBO's, pick up the phone and call on the expired's, send out SNAIL MAIL.  Not a single word of internet marketing in any way, shape, or form. 

 

But, the presenter of this "training" said something which gave me an "AHA MOMENT."  He said that we have to get over being "nice."   We're in a "BUSINESS."

 

WHAT?

 

Okay, so, from now on, I'm going to be mean and nasty!!!

Now, can someone please tell me where I can take a class to learn to change my attitude?

LOL, Anna, I'm looking forward to the second Scottsdale ActiveRain meet up and so hope you can make it, as you know I can't make yours on Wednesday because of my tutoring.  I think we all have different styles of doing business and this guy was just too pushy, pushy, pushy - not at all my style.  But, he's supposedly "successful" - but aren't all "coaches?"  LOL.

Juli, I keep learning more about being a better sales person from YOU every day.  Whenever I see you talking with clients or even strangers, you are always engaging and listening, then asking great questions to find out more of their motives or incentives for their transaction.  And, I've seen you prepare for a listing AND saw your cover sheets for your contracts.  You are always polite and professional.  AND NICE.  If you were anything but nice, you'd have to deal with me!!!!

sometimes we have to turn green and mean and the presenter was right with the point of its just business.  Sometimes I have to remind my buyers and sellers of this although we may be friends we have to remove emotion and concentrate on the business of the transation and making that happen.

Good point, Ed.  And, this guy was a real "bull dog" - push, push, push.  Not my style at all.

Marilyn, you're so right - our job as the agent is NOT to be emotional - but to supply as many facts and figures as well as advice we can give based on our knowledge.  But, I simply CANNOT push, push, push.  If it's not meant to be, I would rather walk away than have a remorseful buyer or seller.  If the information I give isn't enough for them to make an "informed" decision, then it's not the right "deal" at the right "time."

Now, how does that saying go?  "You can catch more flies with honey than with vinegar".  Meaning, you can get what you want if you are pleasant and polite (honey) than if you are rude and impolite (vinegar).

Everyone is jumping on the webinar band wagon and some are nothing but drivel.  I'm invited to tons of them but I choose to reject them and stay with the tried and true method no matter how clever or enticing their ads are.

LOL Juli.  I suppose it depends on what types of clients you want to attract.  If you want the mean ones, maybe this is a good strategy.  LOL.

When home buyers are being faced with multiple contract competition, we must be very strong with our advice and negotiating skills.  Being nice make a transaction more pleasant but is not enough for the difficult situations.

You're right, Roy - but one can be strong in negotiating and still be nice about it.  It's all in how it's worded.  For me, I am armed with the best information I can find - CMA, tax info, MLS stats, whatever I feel is appropriate to the transaction - then I will ask the buyer or seller to give me their feedback - their thoughts and answer any concerns they have.  However, when I'm negotiating with the other party, I do tend to get a slightly different tone - I think it all depends which party we're working with - the fine art of negotiation.

Well Juli - I know personally that you ARE nice, and I've heard about the nice things your mom has done through TA Co-workers and know it must be a great family trait.  

I am not an in-your-face agent either, and never would be.  I don't particularly play "nice" with in-you-face peers, either.  It's a lot of letting them blowing steam and smoke, and then buckling down and getting the job done.  Information is power, knowledge is king...and for gosh sakes have it all in writing.  Emotions don't belong in a real estate transaction, although they are often there!  I called my broker just two weeks ago to vent, cool down, and collect myself back to the job at hand - because SHE is nice!  

Nice never needs to be confused with weak.
