Great News for Texas... One Half-Million New Residents in 2007 !

Realtors in Texas have some Good News to Cheer About.  Today the Census Bureau reported that over 500,000 People Relocated from Outside Texas, and moved into Our Fair State during 2007 !

That is One Half Million more people in Texas in the Last Twelve Months.  One Half Million people who need homes, who need food, clothing, iPODS and everything else.  Five Hundred Thousand people to rent apartments.  Five Hundred Thousand people taking new jobs... which ARE available.  The new capital produced by all of these new residents will put Millions of Dollars back into the Texas economy as they purchase all the things new residents normally need.

Because the Texas the economy is so diverse... jobs are always available in almost all types of industries.  Gone are the days of Over-Dependence on Oil which plagued Texas in the 1970s.  The Texas economy is one that has become dramatically diverse.  The high-tech centers in Austin, Fort Worth, Dallas and Houston are alive with jobs.  Banking, medical centers, other health-care providers, grocers, and businesses of all types will benefit.

Most of the new home builders in Texas have much smaller inventories than they had even six months ago.  With inventories back to close to normal, no longer will home prices in the existing re-sale markets be pulled downward due to new home builders slashing prices and offering such crazy incentives to buyers to get their homes sold.

Every year in Texas the market comes back to life in the first few weeks of the New Year.  This January, with over Five Hundred Thousand new Texas residents stimulating our economy, the possibility of an improvement in the real estate markets in San Antonio, Austin, Houston, Dallas, Fort Worth and all cities and towns across the state has been enhanced.

A population increase like the Census Bureau just reported is surely great news not only to Texas Realtors, but to the Mortgage Industry, the Title Industry, Home Inspectors, Professional Home Stagers, and all those connected with the Texas Real Estate Market.

It appears that Santa has brought the Great State of Texas one very large Christmas Present indeed !

Hi Judy:  I believe the total population of Texas is about 23 million, so 400,000 new residents is about 1.7% or so.  Not a huge increase, but an increase nonetheless.  I am hoping the new year brings about that a decent number of those new folks, plus perhaps a similar number in 2008... will be in the market for a new home.  That will be great news for everyone.  Thanks for commenting, Judy.

Karen - Terrific news for the State of Texas and those businesses in Texas!  I'm really not surprised with this news as the State is so diverse in many, many aspects with being able to meet the needs of a great deal of the US populations requirements in terms of housing, employment, recreation, sense of community and ... well, I think I could go on for ever as to the benefits of living in Texas.  It seems the word is getting out about y'all!

Hi Jackie:  Yes, Texas is quite a place.  I do think it is the only state out of the fifty states in he Union that at one time actually was it's own country.  Texas is a very liveable state.  There are so many different nationalities here.  Most have acclimated themselves into the mix that Texas is, but in many instances groups of particular nationalities have made certain cities sort of a center for that nationality. 

Many people of German descent have settled in some cities south of Austin and north of San Antonio, and have one whopping Oktoberfest celebration.  It's nice to know there is room here for everyone, and also nice to know that there are jobs, education and homes for everyone.  Jackie, thanks so much for your kind words.  Take care... keep smiling...

Karen- do you happen to know the name of the Czech bakery in Waxahachie that is so well known their kolaches?  I could not drive I35 towards Dallas-Ft. Worth without stopping in there - the kolaches were divine.  I could never remember the name of the place, but I knew it when I was coming up on it!

Is it the Kolache Bakery Depot??  There are a few Czech bakeries in Waxahachie, but KBD is the favorite of many.

Jackie, do you mean Waxachachie, or do you mean West?  There's a bakery in West that is world-famous and a necessary stop when driving through there on IH35.  (Used to drive annually from Jarrell to Waxahachie for Scarborough Faire and we always stopped going both ways, in full bellydance regalia, for our kolache fix.) 

And, yes, people have seemingly been streaming into Texas for quite some time now.  The Census Bureau just confirmed what we who live here already knew! ;-)

Hi Tricia:  I was wondering that very thing.  I have stopped at the bakery in West, Texas many times to buy kolaches.  They are delicious.  I think there is a fairly large Czech population in West, and thus the bakery.  I was trying to remember ever seeing anything like that in Waxahatchie, but could only remember bar-be-que places.  Thanks for the suggestion.   Karen Anne

Hi Amanda:  I really do not know Waxahatchie that well, but I have not been able to remember a Czech bakery there.  I know of the famous one in West, though.  Been there many times.  Jackie, next time you are near West, Texas... Czech it out !

Wow!  We just had a news report here in Maine that we had a whopping 2000 new residents in Maine over the past year.  Of course, as a rural state, we kind of like the rural, non-builtup nature of Maine.  You've got us beat in spades!

Hi Kristen:  Everything is relative.  Texas had 500,000 new residents, Maine had 2,000.  So Texas had 250 times as many new residents as Maine.  That's ok, really.  I am sure Texas has much more than 250 times as many Realtors as Maine has, so you are probably ahead.

Each state has their positives and negatives.  There are so many positive aspects of living in the great state of Maine... I am sure that Texas would have nothing to compare with them.  Such a beautiful state you have.  A good comparison would be Bush Sr. estate in Kennebunkport, and Bush Jr. place (ranch) in Crawford, Texas.  You win hands down.  Kristin, thanks for reading, and thanks for your comment.  Take care... and please come back again !

You know many states above y'all are actually having a negative attrition rate, ND, SD, WI, and many states in the upper midwest are losing folks and government services are way down too, they seem to be moving to TX I guess? Of course, TX is getting new folks from many places. Lance

Lance:  Yes, and one of many reasons is the low cost of housing, low overall cost of living, slowly increasing property values (so there has not been a "bubble" to burst) and a good job market, and varied workplace.  Also, unlike many areas... Colorado, Atlanta, West Coast, there is no water shortage here.  Fort Worth and Dallas are surrounded by many lakes and rivers.  You may not believe this happens in Texas, but boating is a pretty popular pastime here.  Thanks for commenting...
