What Do You Mean The House Is Under Contract?

I know, those are words everyone loves to hear.  But when you are an investor looking for a home it is difficult to hear over and over "I'm sorry, it is under contract."  How can that be there are lots of homes on the market?  Well that is true but the good ones, the deals and steals get snatched up quickly and if you don't react quickly to the market you will get left in the wind.

Such is the life of one of my investors.  He insists on looking on Trulia and Zillow for listings instead of the gateway that I set up for him.  How frustrating when he calls and they are all under contract or better yet sold.  I tried to educate him on the importance of having accurate information but he still depends on these slow to update sites.

So, until he gets the door slammed enough he will continue to hear, "I'm sorry, but the house is under contract".  Try again.

Advise:  Let your real estate professional set up you with current information that will allow you to react to the ever changing market instead of reacting after the fact.

Most " investors" I've talked with or worked with all seem to think they know everything and don't need any help from an agent. I just had one call and the 2 houses he was interested in both had multiple offers already.

It would be frustrating to be the agent trying to find investment properties for a client who doesn't want to listen! Most people do not realize that zillow, trulia etc are not as current as the agent accessed sites. 

Just give 'em a big shake, smack or eye poke a'la The Three Stooges...  (just kidding) :)
