Generally speaking, real estate values for the median-priced home in Camarillo, CA are declining approx. $5,000. per month.  So, it actually seems wiser for a buyer that is currently renting to continue putting that $5K in their pocket each month.  In a sense, the future homeowner is getting an upfront "rebate" if they continue to wait.  On the other hand, I am currently working with two Camarillo buyers that are willing to buy IF they can save at least 10% off today's market value.  Since only one in ten Camarillo Homes for Sale are actually selling, the other nine are truly out of the market.  Thank you for your interest, Gary.
