I just got a call from a client (Single agent) of mine asking me to help him find out how much more time he has before he "gets foreclosed on and has to move out". 

I asked how many payments have you missed.  None yet!  What? I replied

"None but I'm going to stop paying in two months when my mortgage adjusts."

If you fear your going to lose why not do a short sale you have time.  No he said I was told that could cost me too much money.  Where did you hear that?  This investor told me he would by the house but I would have to come out of pocket to pay the special assessment for water and sewer or he couldn't get me "out clean"

I never heard of such a thing.  "what does"out clean" mean.

As a Realtor serving my area I find so many stories about short sales and fraud.  In short sales there are many ways to "do it wrong" fraud the bank, the buyer and the seller.  I always question my clients (single agent) why would you trust a "investor" to buy directly as a short sale, but you would never think of selling FSBO. 

"It is the easy solution ploy I guess" another client told me a few weeks ago.

Anyway thats crazy, to hand the investor all your financials.  You don't know him.  From your comments I don't trust him (assessment needs to be paid first)

Anyway that takes to much time, time that I don't have, he said.

Now we are getting some where.  A short sale can stop or delay a forclosure.  In addition it will be much eaiser for you to recover from as opposed to a forclosure.  Last many times the seller can walk walk away from the closing table without having to pay anymore money.  It's a matter of when you list the property for sale.  If your months behind on paying it might be to late.

Call your agent early and often to advice you on how to keep your home or get rid of this one and get a new one as soon as possible.
