While watching Kasey Kahne get his FIRST win for Hendrick Motor Sports in the ICONIC #5 Chevrolet in the Coke 600 last night, I received an e-mail from a tenant scheduled to move out the 15th.
.....he says he will have trouble traveling 2 hours from his new home to my office after the property is cleaned to return the keys.....he wants to leave them under the front door mat for me to pick up.
Now, he has been a tenant for three years and he signed his second lease renewal in FEBRUARY, 2011 - over 15 months ago - so he has had plenty of notice of when his lease ends and my move-out instructions are in the resident handbook he received with his lease 3 years ago.
.....I e-mailed him back that he could provide the keys to the carpet cleaner I suggested in my move-out letter as THAT should be the LAST service into the property for his move-out cleaning. The carpet cleaner can bring me the keys during my normal office hours.
I've provided my departing residents with a list of my PREFERRED house cleaner, landscaper and carpet cleaner services for instances JUST as he anticipates. My PREFERRED carpet cleaner will QUOTE his carpet cleaning charge for my last departing resident from that property address with a slight increase AND he will arrange to bring me the property keys after the carpets are done.
If I have to schedule cleaning or repairs for which the tenant is responsible AFTER they move-out and return the keys, there is a 20% service charge on these costs.
....THEY pay my PREFERRED vendors or I pay my PREFERRED vendors with a 20% service charge.
