The home inspector sounds like he did a very thorough job, the house looks perfect, and the price can't be beat. But will the home truly promise to fulfill all the requirements of your ideal abode? Consider these extra factors before sealing the deal:  

Zoning

You love the view you'll enjoy while doing the dishes, but will it remain the same in years to come? Make the effort to research the zoning on nearby properties. A serene landscape could be turned into a strip mall, if the city's zoning allows for it.      

Noise

Experts recommend using all 5 senses when considering a new location. Let's be real, the smell and looks of a place aren't going to change much from hour-to-hour. The surrounding noises however, can vary quite a bit. As any good buyer's agent will recommend, you should visit the house you're considering during different parts of the day. A neighbor that is typically quiet in the morning hours could have his own garage band that practices in the evenings. If you've only been by the home in the evenings, check it out during the day. What if a neighborhood dog barks it's head off all day while their owner is at work? Even the natural environment can be a noise nuisance.              

Remodeling

        Upon seeing the home for the first time, you fall in love with the idea of extending the front porch, but will your dream become a reality? If the property has an HOA, make sure all of your remodeling plans fall within their allowances. Some associations can be as meticulous as only allowing certain types of plants in your front yard. Research the guidelines before you get your heart wrapped up in remodeling plans.  

The Commute

One factor that buyers commonly overlook when considering a new home is their daily commute. Google maps may give you an approximate traveling time from your new address to work, but have you actually taken the time to make the drive yourself? Don't get stuck with a nightmare commute. For anyone who's had to deal with one before, you know it will suck the life out of you. A convenient location can make all the difference in the world.   Use your senses and look beyond the obvious before signing that contract!
