This next chart is one I really cannot STRESS ENOUGH for homebuyers today. This chart shows how much by percentage of LISTING PRICE, the ACTUAL SELLING PRICE IS! Yesterday I had a wonderful family that spent 4 hours shopping with me to go thru 8 homes and found a FANTASTIC BARGAIN here in Port St Lucie.
The home was a 2500 sq feet, 2006 home with mexican stone floors, new carpet, BRAND NEW MAYTAG KITCHEN, BRAND NEW GRANITE, NEW PAINT, FRESHLY SERVICED A/C and new landscape. This was a Fannie Mae foreclosure and was originally sold for $349,000 in 2006. It came on the market for $134,900 List Price, and after sharing all this data with the buyers, they would not listen and decided to offer $10,000 below the listed price.
This home was IMMACULATE and my CONGRATULATIONS to the NEW OWNER, but it was not my buyers as the new OWNER PAID the LIST PRICE.
FOLKS! I CANNOT SAY THIS LOUD ENOUGH! Our prices have risen 45% since Sept 2011, our LISTINGS are priced according to MARKET and they are SELLING for the LISTING PRICE! And while many of you just feel the need to LOWBALL OFFER on ANY LIST PRICE, YOU MUST REALIZE that our prices are still only 30% to 40% of the ORIGINAL SALE PRICE! THIS IS ALREADY DISCOUNTED over 60%. To ask for anymore is just rediculous and a waste of your time.
These folks saw 8 homes and 7 were NOTHING in quality to this home. It truly was BEAUTIFUL and NEARLY completely BRAND NEW. FANNIE MAE did a FANTASTIC JOB of refurbishing this home! The new owner will be very happy and I am glad that most buyers are getting this now, and for those of you that still don't get it, you will continue to under bid and not buy any of these bargains as their prices continue to rise everyday as we continue to recover.
