Recipe to get through a Home Inspection

You have worked hard showing you clients homes that met their criteria.  The contract has been written and accepted.

·      Give your client a copy of  “Life of an Escrow”

·      Open Escrow

·      Send copies of contract to lender

·      Contact your inspector and set up an appointment

·      Notify Buyer of the time and date of inspection so they can be there if possible.

·      Notify Sellers Agent about the date and time of inspection.

·      Do the Home and Pest inspection at the same time.

·      Have inspectors send copies of inspection to all interested parties.

·      Have inspectors answer all questions the Buyer has about the inspection at the time of inspection.

If find that if I follow this list, inspections go smoothly.  I think it is best when all parties hear the same explanation once.
