How to achieve Positive Cash Flow in Destin, Santa Rosa Beach, 30A.
We have a formula that we use when working with investors and below are some of the highlights.
 
1.  The more bedrooms the higher the income.
2.  In most cases, homes produce better cap rates than condos due to the higher condo association fees.
3.  A pool or access to a pool is very helpful.
4.  Proximity to the beach is very important.
5.  Location - South of Hwy 98 is preferred for short term rentals.
6.  Beware of high HOA fees.
7.  Property management fees must be negotiated to the lowest level.
8.  Maintenance fees can affect returns.  A good understanding of proper construction elements is critical.
