It’s 105 Degrees Outside. What Do You Mean You Have Cold Feet?



GIRL! Put some boots on if your feet are cold!

It seems like people have cold feet these days. Two of the past three pending sales that I have written about have backed out. No inspections, just changed their minds.




One time, it was the seller, and this last time, it was the buyer.



Blowing my mind! ☺It just blows my mind.  But then again, I am not the kind of buyer who returns items the next day because I’ve changed my mind and think they don’t look good or fit right. I don’t buy things that I am not sure of.



BUT, this is exactly what the buyer's option period is for. Or in the seller’s case, the seller financing addendum gave them time to consider whether or not they wanted to finance.



In both cases, nothing had changed except for the buyer and seller’s minds.



This is what our office calls the REAL ESTATE ROLLER COASTER!



We ride high when the contracts are accepted, and go low when they change their minds.



I am looking forward to doing the loop to loop when the next one makes it through closing! ☺

Hi Joni - That is so frustrating!  And they do seem to come in clumps.  I think you've gotten past that clump now and you'll hae all clean closings for quite awhile.  You heard it here!

Connie: I love the option period. The seller backed out on a seller financing addendum which gives them X number of days to review and decide.

Susan: I sure hope so. Negotiating another one tonight. Perhaps I'll wait until AFTER the option period to write those SALE PENDING posts! HA!!

Joni, those buyers that change their minds blow my mind. How can you love it one day and two days later want nothing to do with it?

Very clever title, Joni! I love it! It's never fun when a buyer backs out, but when sellers change their minds, it's usually bad news. Glad to hear you have another offer coming in on one of those. Hope this one makes it through!

Hi Joni,

Well, the last time I looked it hit 108 degrees in Flower Mound and 111 where I was working today. I have to nod my head and agree with you about the heat and having cold feet. One of my listings had a buyer. Seller made a couple of minor adjustments to the contract and the buyer got cold feet and walked. UGH! I feel the pain here too!

I sure hope you'll have a better day today and this weekend. I love the anguished look on your face in that photo but I like you better with your nice smile. You deserve success and happiness! I'm cheering for you Joni!

Joni, I was wondering how one could have cold feet with temps like that!    We have a lot of that going on here too --- buyers need to make quick decisions, and some buyers are not capable of this!   Great post, and hope things settle down!

Many consumers have uncertain lives that lead in indecision.  Sometimes, advance advice about buyer remorse will help overcome the concerns.


One of the best benefits of very hot days is to see if the air conditioning meets the test in homes that are being considered.

         I  just love the shoes in the photo. I too do not like to return things but the other day I went to the Galleria and bought a couple of dresses so I knew I had to return the things I had bought earlier in the week I I have a budget and I like the dresses better. Everyonce in awhile I return things! I hope your week gets better!

Well, I'm a few days late, but I'm glad to see you have another buyer.  We have been seeing a lot of cold feet here too.  I don't think it matters how hot out it is!

Hi Joni,

I had two back out this late spring. Both in escrow and decided to wait and sell later. One will probably lose big-time as the city is in bad shape and the prices are going down, down, and down. I talked myself blue in the face and he just decided to halt the sale 2 weeks from closing. I never could put my finger on the true reason as he owns it outright but I think one of his kids wants him to give the house to them instead. Such is life; win some and lose some.

Joni:  First of all... I just LOVE those shoes, and love the co-ordinating polish.  They look great, although at this stage in my life, I could never wear them.  Darn !

Now... I might have cold feet, but I've got a very warm heart.  Does that count ?

I have rarely had a buyer just up and back out... although I know some Realtors to whom that happens more than it should.  Both of them are pretty pushy types as far as "closing the deal" is concerned, so I am not really surprised when, once the buyer or seller gets away from that agent, they up and cancel.  I just might cancel if I were them, too.  Just my two cents.

PS... I just love that picture of you with your eyes-crossed.  (That IS you, isn't it?)

Just for fun:  I just hit the spell-check... as I always do... and dear Mr Spell Check did not like the second half of my word "co-ordinating" in the first sentence of this comment.   He suggested changing it to "co-urinating."  I told him absolutely NOT.  LOL.

Those are not my feet in the adorable shoes. I'm a flip flop kind of gal!! The other photo is of me... I must have tried on those shoes in a temporary lapse of sanity!

People back out sometimes, but I have never had TWO with NO REASON. Usually something is wrong -- needs a new septic system, foundation issues, SOMETHING.... nothing! Not a thing on either one. Freaky!

That spell check dude always thinks he's right. If he were a she, she'd have never thought of co-urinating! (That's how I knew it was a he!)
