Sellers love the latest news from the media regarding rising house prices.  They eat up the news blasts about multiple offers and competitive bidding. 

But sellers typically are looking at their home through rose-colored glasses.  We hear it time and time again-- "My home is special"... "I added all these built-ins"... "We have the best view in our neighborhood"!


If your home does not have the features of the comps in your neighborhood, it is time to take a hard look at the price.


Buyers on the other hand are much more saavy about what a home is really worth.  They have been doing their research online, they have looked at many, many homes, they are comparison shopping, and they have lost out on offers that didn't measure up.  They see the comps and if they have the help of a buyers agent... they don't overpay.

Even in this market... a first-quarter survey of home buyers and sellers done by HomeGain.com, a real estate services website, revealed that 76 percent of homeowners believe their home is worth more than the list price recommended by their real estate agent.

Now is the time to sell your home.  Inventories are low, mortgage rates are low, and buyers are ready to buy.  But listen to your agent and price your home to sell.  Take off those rose-colored glasses and sell your home!

It is only natural that sellers see their homes as better than their neighbor's which just sold.  But the buyer is going to be the one that sets the price and they and their agent are going to do their due diligence.  Homes need to be priced according to the market not feelings.

Kathy - Buyers are very informed and sellers need to understand that.  It's time for a reality check and to take off those rose colored glasses.  Sellers that are priced at current market value have a SOLD sign on their property!  SUGGESTED!

Kathy sellers usually always believe their home is worth more than the market says it is worth.  Actually it is only worth what someone is willing to pay for it.   I have buyers that just made a great offer on a piece of property and the seller now is dickering over around $1500 or so.  My buyers have made concessions as well as the listing agent and myself.....so we will see.  Take off the Rose colored Glasses is correct.  The light of the sun may open the eyes.
