Housing inventory continues to decline throughout Tucson which brings good news to home sellers who've put off listing their home for sale. Buyer activity remains aggressive.

In fact, Monday afternoon I helped a young family make an offer and learned yesterday that we were competing against 6 other offers. It turned out the sellers accepted another offer. This isn't uncommon right now.

 

33 homes sold last month in this east side area of Tucson which was 34 less homes than August of 2011. 

The average list price for homes that closed in 85748 zip code for August 2012 was $215,828. 

The average list price for houses that sold in August 2011 was $207, 260.                                       

Houses that closed in this area for August  2012 sold for 98% of asking price.

Houses that closed in this area for August 2011 sold for 96.92% of asking price

The average Sales price for homes that closed in 85748 was $212,892 in August 2012.

The average Sales price for homes that closed in 85748 was $213,036 in August 2011.

The average Market time for homes that closed here was 50 days in August 2012.

The average Market time for homes that closed here was 63 days in August 2011. 

55 homes went under contract in 85748 in August of 2012. The average list price for homes that went under contract was $200,206  The average time on market for these homes was 46 days
