Price and curb appeal are the two big factors that we have to deal with all the time.  Many sellers think because it is Key West and waterfront that is all they need.  Those days are long gone.

Let's be honest, there is only 1 reason why homes don't sell and it's price. Price compensates for all factors. Either do the things it takes to sell or price it right. All the rest is whitewash. Sellers who fix it up so it sells then raise the price to compensate for the work they did and it is a neverending stalemate. Unfortunately, price is the one issue sellers hate to discuss.
