Half Day of Staging: Before & After Photos

As a Morris County Home Stager, my niche market is occupied staging. I use what the client already has repurposing and rearranging their existing furniture to keep costs to a minimum. I provide my clients with everything but furniture: Bedding, lamps, pillows, throws, art, candles, bathroom and kitchen accessories all for only dollars a day (between $3.00 and $6.00) depending on the size of a home.

This was a recent condo I staged. The total inventory charge was $3.00 a day which included over 12 pieces of art, bedding, pillows, throws, ect. The job took 5 hours and the total bill came to $650. which included the initial consultation, staging each room, along with 30 sized and edited MLS photos sent to my client later that day. 

Is this condo an HGTV reveal? No…….and generally speaking occupied staging with no furniture rentals aren't, BUT, is it a big improvement considering we used what my client already had, making staging affordable to my client? He thought so and even tipped me $100! That's a first!

Living room:  because the valances were dated and dwarfed the windows we took them down and left the silk curtains...

After: By bringing in art, lamps and accessories this room now feels more homey...

Before:

Because the mirror didn't reflect or draw your eye to the fireplace we put a large piece of statement art...

Family room before:

Once we added accessories, a chair from the another room and art the space came alive...

Kitchen before:

We we softened the hardscape making it warmer and more inviting...

The only thing the dining room needed was a centerpiece and larger piece of art...

Small changes, big impact....

The master bath was already in great shape...

By adding a few warm touches, removing the floor mats,  it's now more inviting...

We created emotional connections using bath accessories and candles...

Our goal is to have buyers picturing themselves taking a warm bath after a long day...

The Master bedroom had a lot going for it....

Adding new bedding, pillows and art updated and made it more appealing...

The guest room wasn't living up to its potential.....at all!

Again, we added art, pillows and highlighted the window seat; a really nice architectural feature...

Included in the total price were the exterior shots...


While home staging isn't always an HGTV reveal, by investing $650. my client's overall MLS and in person presentation was greatly improved.

There are a lot of misconceptions that staging costs thousands of dollars, but's that's rarly the case and usually when a home is vacant and in need of furniture and accessory rental.

Donna - first, I appreciate your taking the time to give me your thoughts and questions. 

To break it down:

I don't write up staging reports that take hours and instead have the client take notes while I go through their home. This saves time and money. I also only give a limited amount of information UNLESS they hire me to stage their home that day, (which is usually the case).

Morris County is very affluent area, that's true and ironically the people with the most money are  the ones who balk at staging costs more than my clients who live in less affluent neighborhoods. This is why generally Realtors pays my fee in the more affluent neighborhoods.

I usually charge for the MLS photos but didn't charge this client because he hired me to redesign his fiance's home where they both are now living as a thank you for the extra business. Moreover, being a photographer for over 15 years, I can't edit photos in 1 to 2 hours. I probably could and should charge more, but I use them in my portfolio which is ever growing and helps my business.

I totally agree with you on inventory and only leave "soft and hard" when it's just the client (no children or pets) or they move out as in this case where my client moved in with his fiance while his condo's on the market. I also have a contract they must sign being responsible if anything gets damaged or broken. To date, this hasn't been an issue.

Lastly - (and I know I'm getting philosophical) but the truth is I began staging homes because I love what I do and helping people...as corny as that sounds, it's true. My husband and I give 3% of our total income to 4 different charities because we believe in giving back - I've been poor, trust me, and know what it's like to be in need. Now that I'm blessed to live a good life I focus my business on the big picture: I am booked 2 months in advance and while I've seen so many stagers come and go, I've stood the test of time and increased my business each year.

For me (and I'm sure many will think this is crazy or just plain stupid, but as a very spiritual person) it's not all about the money, but providing client's with a service that helps them move on with their life during these tough economical times, while still making good money. If I couldn't pay my bills, I would raise my prices, but I still don't know if overall, I'd make more money. It's a personal choice and what has worked for me.

Hi Kristine, it always impresses me how much of a difference removing the valances makes to update the look of a property. The draperies on their own frame the outside view, the eye does not stop inside the home.

Love the chandelier artwork as well. Adding just enough pops of colour added life to this otherwise humdrum home. Great work. The best $3 per day this person ever spent.

Kristine-I think it's safe to say that staging job was well worth the $650 fee. I don't think I've heard of accessories being available at the prices you quoted.
