nj home staging: Fifty Shades of Gray Freed - Top Paint Colors - 09/27/18 04:59 AM
Okay, so maybe not fifty, but enough examples of tried and true grays that always work when selling...or staying.
While grays are trending, it can be very tricky choosing the right one because most have undertones or can look different depending on how much natural light they get.
I’ve compiled a list of NJ's Elite Staging's tried and true grays that work every time.
One note: While computer screens can be off and paint chips are too small to know what the color actually looks like, we use these colors over and over and they always look amazing. Buyers love the … (38 comments)

nj home staging: A Realtor, Home Stager and Inspector Walk Into a Bar… - 09/22/18 05:38 AM
A Realtor, home stager and Inspector walk into a bar...
They all order a drink. The Realtor says, “Why do I need a home stager?” The NJ home stager says, “Why do homeowners need a Realtor?” The inspector says, “Every home needs an inspection so why the hell am I here?? The Realtor and Stager say, “Who invited you?” The inspector bored out of his mind downs another shot and calls an Uber.
The Realtor and Stager drink their Margaritas. The Realtor goes on to say, “Every buyer needs professional guidance navigating the turbulent waters of selling. We provide everything from listing … (36 comments)

nj home staging: Tips, Photos and Sources for Staging Your Home - 03/05/17 05:19 PM
We’ve all heard how important it is to create emotional connections with buyers when your selling your home. But what exactly are they and how can you create your own without looking stagy? Most of us are visual creatures so my hope is that by using photos along with our tips and sources, you too can accomplish those so important emotional connections yourself.
Coffee Tables
You can't go wrong with white Orchids (a great source is HomeGoods - inexpensive, but great quality) and coffee table books, which we purchase on Amazon because you can't beat their prices. Type in the keys words "interior … (54 comments)

nj home staging: Choosing the Right Home Stager - 02/12/17 06:41 AM
You’re thinking of partnering with a NJ home staging company, but there are so many to choose from where do you start? Below are some guidelines that will help you determine which stager fits your criteria, budget and what you can expect.
Stagers fall into several niches and there's a need for all:
Occupied staging: Working with what the seller already has, often reconfiguring and re-purposing furniture and decluttering. There is no inventory rental.
Vacant staging: They stage properties of all price points usually under a million dollars. They will also do partial stagings or minimal staging.
Luxury vacant home staging: Best for homes … (17 comments)

nj home staging: Realtor and Stagers Working as a Team - 02/10/17 06:07 AM
This NJ home staging company partners with many local Realtors with great success. Together we work hard to help our clients get their home sold quickly and at optimal price. We each play a role and one of the biggest benefits of working with a home stager is we have the skillset to persuade clients to make the necessary fixes and changes prior to putting their home on the market without offending them. This way the Realtor can focus on determining price, listing and marketing the home.
Our Realtors love the fact that they don’t have to start the relationship by … (16 comments)

nj home staging: Home Staging 101 With Photos - 02/09/17 04:34 AM
Staging is different than the way we live. Most of us have taste specific décor and more furnishings than what you’d find in a staged home.  I’m not saying the rooms should be sparse, but less is more when it comes to staging, putting the emphasis on the home's square footage.
The goal of staging is to showcase the home and its architectural details. That’s why we use a neutral pallet. We want the home and its architectural features to take center stage (pun intended).
Vacant homes will never capture the attention of buyers as much as a well staged home whether in … (22 comments)

nj home staging: Stagey vs Staged – There’s a Difference - 08/25/16 09:48 PM
The most important goal of home staging, whether you do it yourself or hire a professional home stager, is to create a lifestyle that buyers aspire to and wow them the second they walk through the door. With our many years of experience and through trial and error, NJ's Elite Staging has honed the fine art of what works and what doesn't when staging your home.
The following are general rules of thumb:
Staging should draw your eye to the home's architectural features. For this reason we don't use loud, bright colored furnishings or pillows because they attract you're eye directly to it, … (47 comments)

Fifty Shades of Gray: Paint Colors When Selling
Okay, maybe not 50 shades, but it got your attention, right? As NJ home Stager we highly recommend that if you haven’t painted your home’s interior in the last 5-7 years or your colors are taste specific, you really should invest in painting before you list or stage your home. Not only does painting yield a 300% ROI, but it’s the most effective way to update your home. Moreover, clean, neutral walls make your home look newer.
However, choosing the right paint color is really confusing, so I’m here to help! As a NJ … (40 comments)

nj home staging: What Home Staging, Uber and Online Dating Have in Common - 04/08/16 09:47 PM
In the age of the Internet life and how we navigate it is always changing and improving. Here are a few examples of how we’ve evolved in the last 10 years: Landlines to cell phones, shopping in stores to buying online, taxis to Uber, travel agents to Expedia, meeting in bars to online dating websites and last, but not least vacant homes to staged homes like the ones pictured below.
Home staging is now the most innovative marketing tool when selling. Why? Because 97% of buyers shop online for their home before ever consulting a Realtor®.  Long gone are the days of driving around to open … (24 comments)

nj home staging: Is Virtual Staging Bait and Switch? - 12/20/13 05:23 AM
Is Virtual Staging Bait and Switch?
I’m not looking to stir up controversy, but wrote this post to open up a dialogue on how Realtors, buyers and NJ home stagers feel about virtual staging vs. hands on staging. This topic came up when a local Realtor and builder hired us to stage their 3 million dollar new construction luxury property. She explained that the previous listing agent had used virtual staging on MLS and placed large virtually staged posters at the entrance of each room.
She went on to say that when buyers showed up they were disappointed and confused, … (110 comments)

nj home staging: Staging Luxury Real Estate: Before/After Photos - 07/26/13 09:17 AM
Staging New Construction Luxury Real Estate
Staging new construction luxury real estate is different than staging vacant homes. The first time we view the house it’s usually under construction. You need imagination and vision to choose the right furnishings that will complement and showcase each room while highlighting its architectural details. For this particular home, having a paint schedule was very helpful, which was given to us by architect Matthew Rosenbaum of SRA who is always accommodating when we stage his properties.
This was the home when we first viewed it…

Staged to Sell: Before/After Photos
We received a call from the listing agent of this Short Hills, NJ home which had been sitting on the market  for 6 months with no respectable offers. The initial MLS photos were taken before the family moved out. The seller had very traditional décor which limited their target buyer.
This is an example of the MLS photos - very traditional and taste specific:

Elite Staging and Redesign was called in after the furniture and décor were removed and we had a blank canvas to work with.

nj home staging: NJ Occupied Home Staging: Before and After Photos - 06/29/13 12:27 AM
This is a recent occupied home where I worked with the Realtor and client helping them prepare it for the the market.  After walking through each room, taking photographs of every angle, I advised my client what to store, de-clutter and leave behind for staging day to be rearranged and/or repurposed.
This early 1900’s home was already filled with charm and had been fully renovated and updated. It just needed a little tweaking (as all homes do) and some updated accessories, making it stand out from the competition.
This was the living room the day of the consultation. After … (27 comments)

nj home staging: Unique Homemade Staging Inventory - 06/16/13 11:18 AM
 Unique, Homemade Staging Inventory
As a NJ home stager I carry an extensive inventory of lamps, pillows, plants, art, bedding,  ect. I’m always on the lookout for unique accessories. One day while shopping in Restoration Hardware, one of my favorite stores, I noticed their display shelves with dried box wood, (which I have) books and framed art. I loved the way it added a unique look to the bookcases.
This gave me a great idea. My mom has always loved to draw and is quite good at it (although she’d never tell you that.) The displayed art at Restoration Hardware was … (31 comments)

Overcoming Home Staging Obstacles: Before/After Photos
As a NJ home stager I've had more of my share of unexpected obstacles like the home wasn’t ready to be staged, the wrong furniture was delivered, items were missing or showed up stained and unusable – it’s all part of the job. Expect the unexpected.
When I arrived to stage this beautiful Basking Ridge, NJ home, the owner didn’t realize that the movers took the mattress. Without it we had no bed, thus no bedroom. Because we stagers are used to overcoming obstacles, I had my assistant drive to my warehouse, pick up … (30 comments)

NJ Stager Transforms a House into a Home
NJ’s Elite Staging and Redesign was called to stage this 7,000 square foot vacant, new construction Short Hills, NJ home before it was finished (as you’ll see in the before photos.)
I asked the builder why he wanted to stage his house – yes, a seemingly odd question, but up until recently most builders in our area didn’t stage new homes. He went on to tell me that he wanted buyers to see a home, not just a house.
And that's exactly what home staging does - creates emotional connections with buyers, … (72 comments)

NJ Home Staging Creates the WOW factor: Sold in 2 Days!
When I met with the homeowners of this very charming 1,600 square foot home they informed they were very determined to sell and move on with their life in Arizona. Because their Boonton, NJ home is in a very competitive market and price point, they knew they needed an advantage over their competition, capturing buyer’s attention for a faster sale.
After viewing their home I saw easy fixes that would instantly update and leave buyers with a lasting impression. Their large scale, dated furniture was eating up their living … (34 comments)

Paint Finishes: Everything You Need to Know
We NJ Home Stagers often suggest painting in neutral colors when selling. However, with all the different paint finishes it can be very confusing. The following is a guide to help you choose the the right paint finish to support the function of your spaces:

Flat Paint is best suited for walls and ceilings.
Satin paint is best for walls in high traffic areas such as busy hallways, or in rooms that have higher moisture like kitchens and bathrooms.
Pearl paint is a good choice for rooms or products that will … (52 comments)

Staging Your NJ Open Concept Home: Before/After Photos
Here in NJ we’re seeing a rise in new construction, open concept homes. Today’s families want to be together while cooking and entertaining and it’s at the top of many buyers’ wish lists.  However, a large vacant open concept home can be confusing without furniture or rugs as a frame of reference.
Moreover, 90% of buyers can’t visualize a room’s potential when it’s devoid of furniture and décor.  That’s where staging your NJ vacant home is so important. Not only does it take the guess work out by delineating the space, … (23 comments)

nj home staging: Home Staging is More Than Furniture and Decor: Before/After Photos - 04/10/13 10:48 PM
Home Staging is More Than Furniture and Decor
Even custom homes with stunning architectural details benefit from home staging. First let me clear up a misconception that home staging is simply adding furniture art, pillows, bedding, ect. with no thought behind it.
Home staging is a technique used to showcase and compliment the home, draw buyer’s eyes to its architectural details, take the guess work out of furniture placement, while creating emotional connections with buyers by bringing life and warmth into the space.
The emphasis is always on how to best showcase the home, letting it take center … (58 comments)
