September marked yet another month with dwindling inventory and low, low interest rates. They hovered at or below 3.5% depending on loan length. The cost to own remains as affordable as ever. However, buyer competition has stayed strong especially for homes under $175,000. As with any market the best homes sell quick and are seen by dozens of buyers within the first week of being on the market. This even true for homes at $500,000 plus. Another positive sign when luxury homes experience high buyer activity.
12 homes sold last month in this east side area of Tucson which was 5 less homes than September 2011.
The average list price for homes that closed in 85749 zip code for September 2012 was $266,360.
The average list price for houses that sold in September 2011 was $296,305.
Houses that closed in this area for September 2012 sold for 98.2% of asking price.
Houses that closed in this area for September 2011 sold for 93.9% of asking price
The average Sales price for homes that closed in 85749 was $261,687 in September 2012.
The average Sales price for homes that closed in 85749 was $278,274 in September 2011.
The average Market time for homes that closed here was 38 days in September 2012.
