What You Can Learn From Showing Feedback On Your Home

Do you ever wonder whether feedback from showings really helps? Or do you get irritated with comments made after a showing?  My advice is to take feedback seriously, and learn to read between the lines. Instead of getting mad when an agent says their buyer thought the bedrooms were too small, or the kitchen wasn't updated enough, try to figure out what they were really saying.

Most of the time individual criticisms of a home are really just a way of saying the home isn't priced correctly for the condition or location of your home. If you get five or six comments in a row complaining about individual characteristics the buyer didn't like, you need to re-evaluate your price.  Examples:

The house needed to much work for my buyers.

The kitchen wasn't big enough.

The bedrooms were too small.

Too much wallpaper.

Didn't like the floor plan.

Didn't like the location.

Didn't like the decor.

Buyers wanted a bigger yard.

The taxes are too high.

The association fees are too high.

The garage is too small.

The basement needs work.

All of these comments are just another way of saying "Your price is too high." Remember, there is a buyer for every home regardless of its condition or location if the asking price is competitive and matches what you are offering for sale. Rather than waiting months for the "right buyer" to come along, consider whether your price is correct early on in the marketing process.
