Fall Insights to Get Your Charlotte Real Estate SOLD
Fall is in the air! This time of year always brings a bit of a slow-down in the housing market. This year seems to be a bit different, with Charlotte showing rising prices and pending Contracts. That’s good news for sellers this fall season.
However, you do still need to do some serious evaluating in order to take advantage of the rest of the fall season’s daylight hours and get your Charlotte real estate SOLD. It’s that time of year to buckle down and get some seller-generated ‘marketing’ and preparation done on your Charlotte real estate before Old Man Winter arrives.
Here are five ways you can prepare your home and yourself for the big sale!
- Host a final fall block-party barbecue: Your own neighbors are a great resource to tap into to help facilitate in the marketing of your home. Host a party, inviting them to tour your home. You will never know if they have a friend that they want to have nearby; your own neighbors could just sell your Charlotte house for you!
- Make your yard memorable: Fall is the ideal time to spruce up your curb appeal so that your home makes a good first impression on potential buyers. Remember the first impression is a lasting one and you only have one opportunity to create that first impression.
- Repair the roof: This can be a bit expensive, however it is also one of the first things that home inspectors note. If the roof is in need of repairs, do it now. If you don’t, it could cost you more money when it comes time for negotiations. The cost of roof repairs tend to be over-inflated when it comes to negotiations.
- Eliminate odors: Buyers want to imagine themselves living in your home, not be distracted by how they’re going to get the smell of your pet out of the carpet. Believe me, no seller thinks their home had an odor–sellers have become accustomed to their own smells and really need a ‘second opinion’ before putting their homes on the market!
- KNOW your rock bottom price: You need to prepare yourself for playing the numbers game. Do your calculations BEFORE you receive that first Offer, using comparables to determine what your house will most likely sell for and, even more importantly, what you’re willing to accept.
Use what’s left of the fall months to make your home stand out from the rest! You’ll sell quickly and can then look forward to next season in a new home — maybe even a Charlotte home with a heated pool!
