Fewer homes on the market has been preferential for sellers, while creating fierce competition among home buyers. We have seen four straight months of increases in the medium sales price for homes across the Coachella Valley. The 92203 zip code of Indio has favored particularly well. Some communities in this area currently have no homes listed for sale. You can imagine what happens when a new listing comes on the market in one of these neighborhoods!
All in all good news for sellers. But seller's should still take into careful consideration what price they list their home at. Even though a seller may receive 10 offers on a property, in most cases an appraisal will be required. Seller's should work with an experienced Realtor that does a thorough market analysis of the home you are selling and the most recent comparable sales. Your agent should also be able to offer guidance on the differences in financed offers, such as the difference between FHA and Conventional offers and what it means to you the seller. Otherwise you could be back at the drawing table if the appraisal comes in low.

But second, this area of Indio has a lot of new home communities in which builders stopped building after the market took a dive. Builders are likely to come back in the market and when they do, they will be your greatest competition as an individual seller. Builders have deeper pockets for marketing and offering buyers moving incentives.
