December is the perfect time to purchase a home in Houston

The real estate market can be somewhat predictable in terms of seasonal patterns. Sales are higher in the summer months of June, July, and August. The market isn’t quite as strong in the winter months of December, January, and February. Therefore, December is the perfect time to purchase a home in Houston.

Serious buyers will take advantage of the months where the market in weaker, which gives them the competitive edge that they will not enjoy in the spring. Why can it be said that purchasing real estate in Houston in the month of December makes sense?

There are numerous reasons to contact a real estate agent in December, and they include:

  • Sellers might be more motivated than in other months of the year.
  • Multiple offers are less likely.
  • There will be more buyer competition in the spring than in the month of December.
  • Slower Market
  • Lower Prices.

 

Sellers Are More Motivated

Why might sellers be more motivated? With fewer buyers, sellers will notice that their home is being shown less. As well, it’s possible that they want to be in their own new home in the spring. There are times when a seller must sell their home to get from under the high mortgage payments they are now facing. Whatever the reasons for their motivation, motivated sellers need to sell their home and that’s to your advantage as a December buyer in Houston. 

Still not convinced? Serious sellers mean that you will have more negotiation power as a buyer. Your agent can work with you to make an offer that you might not otherwise get the chance to make.

Buyers Are Reluctant

Consider why you might be hesitant, and you will easily see why December is the perfect time to purchase real estate in Houston. The colder weather makes you more reluctant to shop for your dream home. However, other buyers feel the same as you, and this means that you will face less competition when making offers on that perfect house that you have been looking for. December is the month that multiple offers are less likely, so why not take advantage of it.

Slower Market

December is the perfect time to purchase because the market can be used to your advantage. Think about this, with fewer buyers in the market to purchase Houston homes, you will be in a sweet place. It will mean that you can look atmore desirable homes. Perhaps, you wanted a home in a nicer neighborhood, or you had your eye on that home with a swimming pool. However, you feel that it’s out of your price range. The slower market might bring that amazing home that you were looking at into your price range.

Softer Prices

Many see December as a month when demand is low and this is easily reflected in the prices. Lower demand means softer housing prices. If a home has failed to sell in October or November, sellers might conclude that it will not sell in the slower winter months. This means that you might just find the perfect house at the perfect price.

I think that buyers are also more motivated in December.  Amidst all of the distractions this time of year (traveling, visiting family, shopping), if they're making appointments to see homes, then they must be serious!
