Every detail must be completed in a timely manner. You need a person with superior organizational skills.I run into warning signs every once in a while which usually end up with the same result. If your lender has trouble returning calls before you begin the home buying process, the trend will most likely continue as it did in one transaction.Among other things, the lender orders the appraisal, provides you with a list of forms for you to gather, prepares the file, checks for missing items, and eventually passes it onto under writing. Any of these steps can mess up a schedule and delay a closing. One of the tools I use is the simple Google calender program to enter in deadlines, which are emailed to parties involved. Most of the time lenders stay ahead of schedule. Every once in a while a lender requires a gentle reminder. In one case, the lender was late on every detail, including a new item I never considered.One of the most important forms at a closing is the HUD, or closing statement. In short, this is a collection of cost and credits for buyer and seller. One of the sections on this form involve loan costs. The Title company needs this information from the lender before anyone can move. I found out when a lender has a habit of putting things off to the last minute and beyond, it may be a hard habit to break.
