Owning property is a full time business and having check lists will help. Here is an annual property checklist that you can customize to fit your property that will work for Homeowners, Landlords and Tenants.

A well maintained property will help avoid:-

January

  • Gather prior year tax information.
  • Prepare and mail 1099’s

February

  • Check current rents values for New Year.
  • Send reminders to tenants on renewal of lease.

March

  • Daylight Saving time starts, change batteries in smoke detectors.
  • House & yard property inspection.

April

  • Spring yard clean up.
  • Confirm summer yard maintenance.
  • Schedule repairs.

May

  • Service HVAC system
  • Change air filters.
  • Renew lease and changes.

June

  • Market rental ~  MLS, paper, web.
  • Verify tenant departure date.

July

  • Perform check out inspection.
  • Repair and update property.

August

  • Service Oil Boiler.
  • Septic clean out.

September

  • Drive by property inspection.
  • Update all contact information of tenants.

October

  • House & yard property inspection.
  • Fall Yard Clean Up
  • Clean Gutters
  • Change air filters on HVAC.
  • Winterize house checklist, i.e. storm windows, turn off outside water spigots.

November

  • Daylight Saving time ends, Change batteries in smoke detectors.

December

  • Confirm Snow Plow Contract.
  • Check property taxes.
