Scripts. Actors use them. But should Real Estate Agents use them too? This blog was inspired by Patricia Kennedy's featured blog Are Your Guilty of Script Abuse? Her blog reminded me of something that I MUST DO MORE AND MORE OF EVERYDAY-REHEARSE AND KNOW MY SCRIPTS. See I know some people already are going to say Scripts Suck. Scripts make you sound like a Robot. YA DA YA DA YA DA. But what about Actors? Actors use scripts. But I do need to say this though. NOT ALL SCRIPTS ARE THE SAME. Being a movie buff/novice screenwriter in training who appreciates good scripts,I have read some good scripts. Its also evident that the scripts are good when a Great Director a la Steven Spielberg,Ron Howard,Ridley Scott,Robert Zemeckis,James Cameron,Spike Lee can elicit an Oscar nominated and/or Oscar winning performances from his actors.

 

 

Same thing I think applies to Real Estate Coaches a la Mike Ferry,Tom Ferry,Joe Stumpf,Brian Buffini,MAPS Coaches and Corcoran Consulting who have coached and brought the best out of many Wall Street Top 1000 Real Estate Agents and Top Producing Real Estate Agents. I haven't been trained or coached by one yet. But what I have heard from many of the real estate agents who use real estate trainers/coaches is that love using them because they teach them scripts,hold them accountable and help them overcome Seller and Buyer Objections. Which Real Estate Agent you know doesn't want that from his/her Real Estate Coach/Trainer?

 

 

I strongly feel that Real Estate Agents should use scripts. Good scripts will make you sound professional in front of your clients which will make them feel more comfortable using your services since you sound like you know what you are talking about. Though you have to make sure that you are using good scripts and not just any kind of script. You should tailor the script to the situation. Don't want to make a mistake of using a Expired Listing script on a PRE-NOD(Pre Notice of Default)lead. You don't want to say word for word everything your Real Estate Coach/Trainer is teaching you. That would make you sound like a Programmed Robot. The Best Real Estate Coach/Trainer (I don't care how awesome they are)don't have the answers to every objection that you might encounter from a potential home buyer and seller. So study more than just one good script. The more good scripts you know,the better you will look in the eyes of your client.

The past couple of months I have transitioned more into scripts. With practice, most seem natural.

I know a lot of folks use scripts, but aren't you aware they someone is using one? It's not for me, but wish anyone luck that uses them.
