Charlotte Home Sellers - Showcase Your Bathrooms In Your Charlotte Home For SaleIf you’re on a tight budget or really just don’t want to spend a good deal of money remodeling before putting your home on the market, showcasing your bathroom in your Charlotte home for sale really can be done rather inexpensively.  A bathroom renovation is one of the best things you can do for a Charlotte home for sale but, can also be an expensive project.  There are ways around spending a lot of money on your bathroom project.

Here are a few relatively inexpensive changes that you can make to give your bathroom some pizzas

Fixtures - Most sellers will notice if your bathroom fixtures are old and outdated.  This can (and WILL) have a negative effect on their view of your Charlotte home for sale.  Buy a set of bathroom fixtures at a home improvement store.  Most stores have matching towel racks and bathroom tissue holders, too.  There is a good selection of stainless steel, wood or ceramic fixtures available at most home improvement stores and some stores also have tutorials on how to change them out yourself! 

Paint - A fresh coat of paint is a good way to give your bathroom a nice little facelift!  Choose paints in a light, neutral colors, adding both to the buyers’ tastes as well as making the room feel more spacious. 

Flooring - If your bathroom floor is made of tile, it’s a good idea to either add fresh grout to brighten it up or at the very least, clean the grout so it looks new.  Scratched linoleum will definitely need to be replaced.  You can buy inexpensive flooring that is easy to install in a variety of patterns and colors at your local home improvement store.  Again, they also have instructional classes and videos to teach you how to do-it-yourself.

De-Clutter - This one is DIRT cheap!  You want the prospective buyers to be able to imagine themselves living in your home.  It’s easier for them to do that if your home is free of clutter.  This even applies in the bathroom. 

Clean out your linen closet, drawers and medicine cabinet too!  (Yes, many buyers will look in these places.) Leave only the essential toiletries.

Making a good first impression on your prospective buyers can be easier when you’ve redone your bathroom.  You don’t have to spend a lot of money to increase the value of your Charlotte home for sale.

Debbie, one of the things I don't like my buyers to do is - look into closets, kitchen cabinets etc - but I guess, it's a good idea for sellers to keep it clean or de-clutter everything in Bathroom.

Debe, this bathroom is so amazing...I always recommend cabinetry replacement and sinks/counter for quick fixes for lower cost...planning on doing my bathroom over this year but dislike living through renovations!

Debe - All great tips.  My wife and I have sold about a dozen homes.  None of them ever sat on the market for more than three weeks before going under contract.  (some of you are saying, yeah at what price?! No, we did not give them away.  They were priced properly and staged).

One of our tricks with the Master is this:  We detail the master bathroom.  New fixtures, clean it 'till it shines, remove all clutter and then stage it.  We usually replace the shower surround. 

After putting all of this work into it we do not use it.  We use a secondary bathroom.  This leaves one of the most important rooms in the home in pristine condition all of the time with no need to clean before a showing.  Most people don't care much about the secondary bathrooms.
