New Construction in Denver is Buzzing With Activity
I was out all day yesterday with my business partner, Will Hamm, showing new homes to two sets of buyers. I remember a couple years ago when we walked in to a new home development and the sales consultants were so glad to see us and break up the boredom of their day. Not anymore!
Yesterday, every new home site we visited was bustling with activity.
We visited Lennar Homes at Sorrel Ranch with one of our buyers. The new home consultant was so busy he had people lined up to talk to him. We asked him about current inventory and he said he had two people waiting in his office to write on two of the homes we were interested in and he only had dirt starts available for our client.
Our buyer wanted to know how much of a discount we would be able to get for her on a new home. I am so glad she saw the activity with her own eyes on a Wednesday afternoon. I tried to explain to her that builders just aren’t offering many discounts in Denver, Colorado these days. At best, we might get some closing cost paid.
The builders are selling DIRT. When was the last time we saw that?
If you are shopping for a new home in Denver, be ready to be aggressive. There is no time to let grass grow beneath your feet these days. Next thing you know, that home you loved will be snatched up by another buyer.
