We thought we knew what we were looking for proclaimed my buyers.  

Girl ThinkingThis is a common response when buyers find a home they love that’s a good bit different than what they originally expressed.  What they thought they wanted was a two story with the master down, what they purchased was a single story with a nice split floor plan.  We as Realtors see this play out all the time, we conduct an initial consult with our clients to understand the flavor of their priorities.  We need to understand a price range a “needs lists” and a “wish list” this gives us guidelines to work within.  A Realtor also realizes those parameters can and do change.

I have had couples who did not  want a new construction home actually purchase one and visa versa.  I have been told “we want a home on at least 5 Acres” only to purchase a home on half an acre.  One couple stated they would only consider a home in NE Albuquerque only to purchase in NW.  Some would mandate only hardwood floors but in turn purchase a home with carpet, they later installed their own hardwood. You get the idea.

I understand all of this perfectly well.  As we get to know each I learn more about your REALTOR LOGOlikes, dislikes and your wiggle room.  When working with a couple there is often two separate lines of thinking and as we work together those individual thoughts and ideas begin to meld and even migrate into something a good bit different than what was originally requested.

Now, I have also experienced buyers that are so laser focused they budge little from their original plan with only moderate compromise.  It seems there is always some degree of compromise even in new construction and custom homes.  

The moral of my story “We thought we knew what we were looking for” is this.  Buying a home is a process, it takes an initial plan of attack, it takes focus to stay on course but it also takes an open mind to consider possibilities that may actually benefit you in ways you may not have even considered.

So my response when they said John, we thought we knew what we were looking for is this... you knew it all along you just hadn't seen it yet.

I have seen this happen so many times! All the more reason it's important for us to listen to a buyer's feedback so we can help guide them. However, it does make our job more difficult sometimes because we spend time looking for homes that meet their criteria only to have them send us a listing or visit an open house that makes us scratch our head...

John, Yes, we try and find out what they want, but the more they look their needs and wants can change. I just tell them that they'll know exactly what they want when they see it.

Wow....... You guys are amazing!  Thank you so much for your support of this post of, "We thought we knew what we were looking for."  As REALTORS we've all been there and realize it's just part of the buying process.  Hey I'm a home owner too and I went through the exact same thing. We thought we wanted one thing and ended up with exactly the opposite.  It happens :)

John: Thanks for the great post. You covered it so well. I guess we just need to ask a lot of questions of all parties, listen to their answers if they have them. Be flexible, keep them in communication as they look and find out what they liked and didn't like, and why, as they go along. Eventually, you will be able to know if what they think they want just isn't realty, and you need to review what they've said, what they've seen and tell them the truth as you see it when you all review your progress. Nice post John!  I always tell my buyers (first time or not) that their criteria will change as they start to look at homes and it's a natural part of the process.

Most client when they are searching for the next homes or for the first time buyer only focus on # of bedrooms # of bathroom, style of the house and area where they want it to be. A lot of them end up with buying house end up with either smaller/ bigger then their original intention Only 1 or 2 buyers get what they want.

Nice post, John.  We, as Realtors, need to continue with our routine initial consult.  But we also must understand that this consult is nothing more than the starting point.  Over time, likes and wants change, locations change and even price ranges change.  Flexability is the watchword in our business.  We need to listen to what our buyers say, but continue listening because what we hear today is usually different than what we heard yesterday.  Sometimes a difficult situation, but they usually work out in the end.

I don't think buyers ever end up with exactly what they started out looking for. In my experience, they always see something they like that is different from what they thought they wanted. And...they usually spend more than they had planned to spend. Congratulations on the well-deserved featured post!

All buyers have that right to change their minds as they see what is out there. I do like them to have at three must haves and hopefully those don't change. Excellent discussion John.
