I am sharing a screen shot and video of a saved search I have for a buyer to show that for some buyers most of the homes you see online as ACTIVE actually have accepted offers on them. Thus if you are starting to look for a home its a good idea to contact a Realtor and find out what is really available!

Oh, you are so right! How often do we have calls from people who go on line and think they are on top of the market. No names mentioned, but I take great delight in telling people they really need us. Good post.
If you take away all the 3rd party approvals, it cuts the number in half.

This is excellent and it's much of what helps to gain buyer leads from Trulia for example. We get to show that we are THE 'know all' source of information because we can tell exactly what's happening with a listing.
