Hi Judi, thanks for checking up on me!  Things are very busy and I am so thankful for our sellers that we just closed a short sale that seemed doomed to foreclosure, but a new offer from an investor for cash and a sudden determination by the bank to negotiate led to a closed transaction less than a week before the Sheriff sale!  We were so happy for our sellers!

Lisa, I actually prefer listing agents on REO's to show the condition of the home as it truly is. Clutter on the floor like this doesn't bother me and most investors know how easy that is to remedy. I have done the picking up in a couple of vacated short sales. Takes about two hours to pick up the floor and place in contractor grade trash bags. We do what is necessary to get the job done. Sometimes it's chicken; sometimes it's feathers!

Good Morning Bruce.  I agree with you 100%.  I actually LIKE when a home looks really horrible.  Most buyers will pass it up, the agents won't want to show it and then that leaves me more negotiating power as an investor buyer.  I once took two dumpsters of trash out of a property that I purchased, ripped out the carpeting and replaced the subfloors due to cat pee odor.  No one else wanted to deal with it, but it was ripe for the picking for someone who could see past that.  I had tried to sell it to a few first time investors before purchasing it myself, although I kept thinking in my mind "I hope they don't want it.  I hope they don't want it.".  :)

As for my listings, I have often spent as much as three hours cleaning and staging for photos.  Then the owners mess the house back up in a week and agents don't believe it is the same house when they show it.  I have to remind them, "Your buyer is not buying the junk".

 

I like your phrase, "Sometimes it's chicken, sometimes it's feathers" - never heard that one before.  I am going to borrow it!

Yes, a messy foreclosure can be an asset as it might scare off a deep pocketed wanna be laden with cash.  This can give an edge to an experienced investor who knows what is important in buying a house.  It sounds like I am preaching to the choir on this issue, and hard work will carry an agent far in this business.

Bruce, That is a dignified way of selling a home. I've been in some REO homes that smelled so bad I had to run out of the house. It actually made my eyes water.  My clients were running out too. I thought there was a dead and de-composing body in the house! It shameful what some lenders did with their REO inventory and how the listing agents managed them. Thankfully, most of that garbage is behind us now.

Kathleen, I agree!  I think the large banks needed to hire someone like General Colin Powell to organize the whole mess of the bank REO's to restore order and efficiency and make it a win-win for buyers and the banks.  Can you imagine how differently things might have been with short sales as well???

Joan,  the homes do sell right at list price in the first 30 days and then drops under 90% of the current list price in the second month.  People need to understand in Lafayette that chances are they are NOT going to get a HUD home with a low ball offer in the first three months the home is for sale.
