Last week as I was taking pictures of a new listing in Decatur, one of the neighbors came outside and asked, "Are you The Real Estate Lady"? I replied, "Yes, I am The Real Estate Lady"! I was professionally dressed, holding a camera and a big Solid Source Realty yard sign. I handed the neighbor my business card and she felt confident that I could help her, so she began telling me that she has been attempting to get a loan modification from Wells Fargo and has been unsuccessful. She told me that at this point, she just wants to sell her house and move closer to her family. I told her that I would definitely be able to help her and I suggested a short sale. I told her that a short sale occurs when the homeowner's mortgage company agrees to accept a reduced payoff on the existing home loan. I gave her an overview of what was involved in the short sale process and she said that she was interested. Moments like this are wonderful because it let's me know that I am doing my part to serve my community.
When I got back to my office, I emailed her a list of the items that we would need to get the short sale process started and since I already had a listing on the same street, I knew what her home was worth. When I called her the next day, she said that she had started working on getting the requested items together and was working on writing her hardship letter. We made an appointment to meet so that I could photograph her house, collect her documents and get her signature on the listing agreement.
The short sale process can be rather long, but it is really not difficult if you have a good Real Estate Agent who knows the market, who has the patience to work with your mortgage company and who understands that pricing needs to be correct at the beginning. This week, I am scheduled to take new short sale listings in Decatur, Lithonia, and Snellville. Maybe when I go to the Decatur listing appointment to work with the homeowner in this story, I will meet another neighbor who needs to sell their home.
