Well said, Doug.  I and I love it when buyers say, "don't worry about it, I can put down so and so much".  It means nothing.  If you have to get a loan you are going to have to make sure you qualify.

AMEN.  Doug, the first words out of my mouth from a cold call are, "Are you working with another agent" and "Will you be paying cash for a home or have you been pre-approved for a mortgage."  I don't know why people are physically looking at homes they may or may not be able to afford.  I understand wanting to see what's out there - but that's what internet searching is for.  When you're fully ready, I'll take you to every possible listing out there - until then, my money is safely in my pocket and not in my gas tank!!!!
